CHAPTER 5: UNDERSTANDING LAND SIZES AND MEASUREMENTS

*UNDERSTANDING LAND SIZES AND MEASUREMENT* Most people who purchase land in Lagos and elsewhere don't really understand the meaning of these Real Estate terms. As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures. The first hurdle is to understand the system of Land measurement in Nigeria. In Nigeria today, Land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which include development pattern, human and environmental factors. Let's start by asking what is the size of a standard plot in Nigeria? According to the dictionary meaning of a plot: A plot is a marked out piece of Land for the purpose of building or farming. The word 'plot' is an arbitrary term used to describe a land division carved out for property development. CHAPTER 3: Benefits Of Buying Landed Properties From Registered Real Estate Consultants Rather Than Omonile by michtemmy

Land is very cheap when you buy from Omonile but the trouble you face after full payment of the land is unquantifiable. You don't pay developmental levy when you buy from Omonile, but the type of trouble they cause when you want to start building is not small and as a matter of fact you might even spend times two of the price you bought the land Real estate developers give you the advantage of paying on installment. Up to 6 months or even more in some cases. You can't try that with Omonile. They take their money outright. Real estate companies gives you the advantage of buying while you wait, that is you can buy now and develop in ten years in as much as you clear the area regularly. Real estate companies perfect land titles. But nothing concerns Omonile with title. You are on your own! Buy land from Omonile and don't take possession immediately, they may sell to 5 other people. There is an organized layout for every estate which makes them beautiful an...

CHAPTER 2: LAND DOCUMENTS DEMYSTIFIED BY ADEN SHELTERS

*LAND DOCUMENTS DEMYSTIFIED BY ADEN SHELTERS* ✅  *EXCISION IN PROCESS WITH KL FILE NO* This means the process of getting excision for a land has been initiated evidence by the KL File no. Excision is the RIGHT of the community as the 1979 land use ACT recognizes ancestral ownership of land.  This means there is high chances of approval than rejection. ✅ *EXCISION* Land Use Decree on the 28th of March, 1978 that vested all lands in every state of the Federation under the control of the State Governors. The Land Use Act coupled with other laws made it possible for the Governor who was now the owner of all lands in the state to actually have the power to Acquire more lands compulsorily for its own public purpose to provide amenities for the greater good of the citizens. Fortunately, the government recognizes that indigenes of different sections of the country have a right to existence . . . a right to the land of their birth. Hence, it is cus...

CHAPTER 1: FIVE REVEALING REASONS WHY INVESTING IN REAL ESTATE IS BETTER THAN SAVING IN THE BANK

- Written by Ayobayo Babade & Atilola Ajayi_ Some believe that saving money in the bank is a good strategy to building wealth. Though it is very good to save, it is not a good wealth building strategy. The gains of real estate investment far outweighs that of saving in the bank for the following reasons. 1. Currency always diminish in value while real estate appreciates: The purchasing power of money continually diminishes. The things One million naira could buy five years ago are not the same things it can buy today as the prices of goods have gone up. However, real estate always appreciates. If you buy a plot of land in a good location, take effective possession and perfect necessary documentation today, in five years time, you can sell it for double (or even triple) the price you bought it. 2. Return on savings is infinitesimal while returns on real estate investments are huge: When you save your money in the bank or do a fixed deposit, your returns on investm...
